Lionheart developed the Master Plan for the Brodie Oaks Redevelopment, a transformative initiative set to redefine a 38-acre site in Austin, Texas. This ambitious project transitions an existing community shopping center into a vibrant mixed-use development, integrating residential, retail, and office spaces with extensive green areas. Central to the redevelopment is the connection to the Barton Creek Greenbelt, made possible by the removal of a previous retaining wall, thus merging urban and natural landscapes seamlessly. A central greenway, surrounded by eateries and activated with various recreational programming, will serve as the vibrant heart of the community.

In addition to master planning, Lionheart led the rezoning of the project as a Planned Unit Development, navigating complex environmental and community concerns. Their strategic approach involved designing innovative solutions for managing potential runoff to protect the Barton Springs Greenbelt, and addressing community apprehensions about the scale of development by optimizing building heights and incorporating green technologies.

The project aims to establish 1,700 residential units, including 200 affordable housing options, and introduce 1.2 million square feet of office space and 140,000 square feet of retail space to stimulate economic growth and community development. The design features over 13 acres of public and private parks, providing panoramic views of downtown and reflecting the eclectic style of South Austin.

Key partnerships with stakeholders such as Save Our Springs, Save Barton Creek Association and Austin Parks Foundation; the client, Barshop and Oles Company and Lionstone; and the City of Austin have been vital. The redevelopment's impact is wide-ranging, enhancing community amenities, promoting environmental sustainability with substantial green space, and bolstering the local economy with new commercial opportunities. Lionheart's innovative water conservation strategies, including rainwater harvesting and advanced irrigation systems, underscore their commitment to sustainable urban development.

The project has gained recognition in planning and sustainability forums, setting new standards for urban redevelopment in Texas. Lionheart’s leadership in landscape architecture and urban design marks Brodie Oaks as a model for community-focused, environmentally responsible development

The vision includes three miles of sidewalks, cycle tracks, and shared use paths linking the vibrant hub to the Barton Creek Greenbelt, connecting parks and fostering interaction with nature.
