The Lionheart team is leading a comprehensive site testing and master planning initiative for the Heirloom Development, a 364-acre site in Georgetown. Located along the newly improved Ronald Reagan Boulevard, this fast-growing area holds immense potential for detached residential, townhome, multifamily, and commercial development.

Lionheart’s work includes preparing and submitting key applications for annexation, future land use map, and PUD rezoning for traffic, drainage, environmental, and utility exhibits. We are also providing PID application support. We are conducting a GIS-based land use suitability assessment to classify the land from the most developable areas to those with the highest environmental, physical, and political constraints. Additionally, we are creating an illustrative master plan with detailed renderings and street cross-sections. All materials will be compiled into a comprehensive master plan book during Phase IV, documenting every element of the project.
