Situated at the center of the rapidly growing North Burnet Gateway district in northwest Austin, the 65-acre Broadmoor site has been slated as Austin’s “Second Downtown.” Its history as the core of the IBM Campus and its location between Charles Schwab’s new corporate campus and The Domain makes Broadmoor a desirable location for a new train station and accompanying 6.7 million square foot transit-oriented development.

The site was under the direction of the Regulating Plan for the North Burnet/Gateway Zoning District which supported the client’s vision of a compact and connected development where all modes of transportation converge on an exciting employment and activity center.

Our Vision

Rebecca Leonard led the team to create a vision and master plan for the site, as well as rezoning to a 360-foot height limit. The heart of the plan is focused on a walkable street network connecting parks, mixed use and transit.

 

The opportunities were great, but the challenges included maintaining flexibility for the continued operations of current structures; parking accommodations for both existing tenants and future phased redevelopment; accommodation of fixed transit routes, local and express buses, bicycles and pedestrians; varied and vibrant public spaces; as well as funding for the vast capital improvements needed to deliver on this vision for the site.

Opportunities

 

Lionheart has continued to serve as the lead planner and urban designer including a master plan update and landscape architecture for public spaces including parks and streetscapes.
